The Opportunity: We are not just managing properties; we are redefining the luxury short-term rental experience in Dubai. In this pivotal leadership role, you will be the mastermind behind our most dynamic and profitable vertical. By leveraging cutting-edge AI, machine learning, and automation, you will build and lead a team that delivers unparalleled guest experiences while maximizing owner returns. This is a chance to shape the future of hospitality in the world's most competitive market. Key Responsibilities: 1. Strategic Leadership & P&L Management: Develop and execute the overarching strategy for our short-term rental portfolio, aligning with company-wide growth targets. Own the P&L for the division, with a sharp focus on maximizing Revenue Per Available Property (RevPAP), occupancy rates, and profitability. Conduct continuous market analysis to identify trends, adjust pricing strategies, and capitalize on emerging opportunities (e.g., Expo, peak seasons, events). 2. AI-Powered Operations & Guest Experience: Implement and manage a tech stack that automates the guest journey: from AI-driven booking platforms and smart lock integration to automated messaging and review management. Develop and enforce premium standards for property staging, photography, cleanliness, and maintenance to ensure a 5-star guest experience. Design and manage scalable processes for guest check-in/out, 24/7 support, and issue resolution. 3. Dynamic Pricing & Revenue Management: Utilize AI-powered dynamic pricing tools (e.g., PriceLabs, Beyond Pricing) to adjust rates in real-time based on demand, competition, and market fluctuations. Develop and manage strategies for minimum stay requirements, last-minute discounts, and long-stay pricing to optimize occupancy and revenue. 4. Owner Relations & Portfolio Growth: Act as the primary point of contact for high-value property owners, providing transparent reporting and strategic advice to maximize their investment yields. Lead initiatives to acquire new, high-quality properties into our management portfolio through persuasive data-driven pitches. 5. Compliance & Risk Management: Ensure 100% compliance with all Dubai Tourism and Department of Economic Development (DED) regulations for short-term rentals. Implement and manage robust security deposits, damage protection programs, and insurance policies. Team Development & Leadership: You will be responsible for building and mentoring a high-performance team, including: Guest Relations Specialists: Training them to use AI chatbots for initial queries and escalate complex issues with empathy and efficiency. Operations Coordinators: Managing cleaning and maintenance crews through automated scheduling tools integrated into our central system. Portfolio Growth Managers: Coaching them on using data analytics to identify and onboard ideal properties. Fostering a Culture of innovation, data-driven decision-making, and exceptional service within your team. Skills, Knowledge & Expertise: Must-Have: Proven track record (5+ years) in a leadership role within short-term rental/vacation rental management, specifically in the Dubai market. Deep Regulatory Knowledge: Expert understanding of the legal framework, licensing requirements (DTCM), and platform regulations (Airbnb, Booking.com) in Dubai. Financial Acumen: Strong experience in P&L management, budgeting, and financial analysis specific to hospitality unit economics. Hospitality Mindset: A passion for creating exceptional guest experiences and a keen eye for detail in property presentation. Negotiation Skills: Expertise in negotiating and securing favorable terms with property owners and service vendors. Key Performance Indicators (KPIs): Your success will be measured by: Portfolio Growth: Increase the number of properties under management by 40% Year-over-Year. Financial Performance: Achieve an average occupancy rate of 85%+ across the portfolio. Increase Gross Revenue by 35% annually. Maintain a Net Profit Margin of X% (to be defined based on portfolio). Guest Satisfaction: Maintain a average guest rating of 4.9/5 stars across all platforms. Owner Satisfaction: Achieve a 95% owner retention rate and a 90%+ satisfaction score. Operational Efficiency: Reduce guest issue resolution time to under 1 hour through automation and trained protocols. AI & Technology Adoption: We operate on the cutting edge. You must be proficient in leveraging: Channel Managers: (e.g., Guesty, Hostfully) to synchronize listings across Airbnb, Booking.com, and other platforms. Dynamic Pricing Tools: (e.g., PriceLabs, Wheelhouse) to automate and optimize pricing strategies. Property Management Systems (PMS): (e.g., Bitrix24, specialized hospitality modules) to automate operations, tasks, and communication. Automation & AI Tools: Use AI-powered chatbots for guest inquiries, AI for predictive maintenance scheduling, and automation tools (e.g., Zapier) to connect our tech stack.
